- **DSCR Calculation:** This tool uses Gross Scheduled Income (GSI) directly as Net Operating Income (NOI) for the DSCR ratio (`GSI / Total Debt Service`). This is a common method for some DSCR products, but other lenders may use a different, more conservative NOI calculation (e.g., GSI minus Vacancy, R&M, etc.).
- **Lender Fees:** Estimated at 3% of the calculated Loan Amount. This is an estimate only.
- **Prepaids/Title Fees:** This is an estimated total based on 3 months of Property Taxes and 3 months of Insurance (for escrow setup) plus a fixed $2,000 for Title/Recording/Misc. fees.
